Understanding Keller’s Master-Planned Communities

What Are the Best-Known Master-Planned Communities in Keller, Texas?

Keller’s most established master-planned communities include Marshall Ridge, a 440-acre neighborhood in northwest Keller with resort-style pools and an amenity lodge, and Hidden Lakes, a roughly 1,800-home community anchored by the public Sky Creek Ranch Golf Club. Newer options like Bella Casa and Greenway Park add boutique new-construction inventory closer to Keller Town Center. Prices across these communities generally range from the high $500,000s to just over $1 million, depending on the builder, lot size, and amenity package.

If you’re comparing neighborhoods in Keller, you’ve probably noticed the city has more than one flavor of “master-planned.” Some communities are decades-old and built around a golf course. Others are brand-new, boutique-sized, and tucked a short walk from Keller Town Center. Here’s what actually distinguishes them, so you know what you’re touring before you go.

Keller’s Named Master-Planned Communities

Marshall Ridge sits in the northwest corner of Keller and was developed in phases between 2008 and 2020 across roughly 440 acres, with about 825 homes at build-out. Meritage Homes has built much of the community’s newer Reserve Collection, with homes generally starting in the $560,000s and ranging from roughly 3,500 to 5,000 square feet. The community includes three neighborhood pools and a resort-style amenity lodge, and Marshall Ridge residents also have access to the city’s Keller Pointe recreation center, an 87,940-square-foot public facility with an indoor track, lap and leisure pools, and fitness space.

Hidden Lakes is Keller’s original large-scale master-planned community and the largest by home count, with close to 1,800 homes spread across 16 named villages, most built between 1996 and 2010 on lots ranging from about .15 to .5 acre. The community is built around the public Sky Creek Ranch Golf Club, an 18-hole course that’s open to non-residents but offers a modest discount to owners in the neighborhood. Hidden Lakes includes three neighborhood pools, several playgrounds and pocket parks, and greenbelt trail connections that link to the wider Keller-Smithfield trail network. The HOA is professionally managed, which is typical for a community of this size.

Bella Casa, by American Legend Homes, is a smaller, boutique new-construction community on just under 11 acres at the southwest corner of Rufe Snow Drive and Rapp Road — closer to the center of town than Marshall Ridge or Hidden Lakes. Homes here run from about 2,584 to 4,500 square feet, with pricing generally between the $829,990s and just over $1.09 million. The community sits adjacent to Linear Park, with a trailhead within walking distance for residents who want a shorter walk or ride into Keller Town Center.

Greenway Park is Keller’s newest custom-home subdivision, a much smaller enclave of 38 residential lots. It’s built around more than four acres of shared open space, walking trails, and a stocked pond with a fishing pier reserved for homeowners — a different scale of “planned community” than the larger subdivisions, but still organized around shared amenities and a homeowners association.

Across all four, the common thread is the same: a defined footprint, shared amenities funded through HOA dues, and a mix of builders rather than a single production builder working the entire tract. If you’re touring multiple communities in one day, it’s worth asking each builder or listing agent for the HOA’s current fee schedule and what it covers — pool maintenance, common-area landscaping, and amenity center upkeep are usually included, but the specifics vary by community.

Amenities, Trails, and How the HOA Structure Works

Keller as a city invests heavily in parks and trails, and that infrastructure connects directly into these neighborhoods rather than stopping at the subdivision line. The city maintains more than 300 acres of developed parkland and a trail system that weaves through town, including the Big Bear Creek Greenbelt Trail through 44-acre Bear Creek Park and a more than five-mile trail corridor known as The Greenbelt for hikers and bikers. Altogether, Keller’s trail network stretches more than 26 miles, and several master-planned communities — Hidden Lakes and Bella Casa among them — tie directly into it through greenbelt connections or adjacent trailheads.

Inside the subdivisions themselves, amenities typically fall into a few categories:

•          Pools — most established communities have two to three neighborhood pools rather than a single large one, which spreads out summer crowds.

•          Amenity centers or lodges — larger communities like Marshall Ridge include a clubhouse-style building for gatherings, separate from the pool deck.

•          Trails and open space — greenbelts, ponds, and pocket parks are common even in smaller communities like Greenway Park.

•          Golf access — Hidden Lakes is the one Keller community built around a golf course, with Sky Creek Ranch Golf Club at its center.

On the HOA side, dues fund exactly what you’d expect: common-area landscaping, amenity center and pool upkeep, and in some communities, professional management through a third-party company. Larger, older communities like Hidden Lakes tend to have more established reserve funds and a longer track record of dues history, while newer communities are still building that track record. When you’re under contract on a resale home in Texas, you’ll receive a resale certificate from the HOA that spells out current dues, any special assessments, and outstanding violations — that document, not a builder’s brochure, is the one to read closely.

Location, Commute Routes, and Proximity to Keller Town Center

Part of what makes these communities appealing is where they sit relative to the rest of the Metroplex. Keller is threaded by two main corridors: US 377 (Denton Highway), which runs north-south and connects Keller to Fort Worth and Denton, and SH 114, an east-west freeway that connects to Southlake, Grapevine, and the Las Colinas business corridor. Marshall Ridge sits just off US 377, while Hidden Lakes is about two miles from it — both put residents within easy reach of the Alliance corridor to the north, roughly 15 to 20 minutes up US 377.

From most Keller neighborhoods, DFW International Airport is about 20 to 25 minutes away using SH 170 to SH 114, and the Westlake/Southlake office corridor is closer still, generally 10 to 15 minutes east. That combination of quick highway access without living directly on a highway is part of why buyers weighing new construction across the Metroplex keep Keller on their shortlist alongside faster-growing suburbs like Mansfield — we cover some of those broader growth patterns in our post on what DFW Metroplex growth means for homeowners.

Inside the city, Keller Town Center is the walkable hub — a mix of shops, restaurants, and City Hall, within walking or short driving distance of Bella Casa and several other neighborhoods closer to the center of town. Old Town Keller, a short drive away, keeps the original 1881 downtown grid intact with antique shops, cafes, and the Keller Tavern for anyone who wants a slower, more historic pace than the newer retail corridors offer. Bear Creek Park, home to the weekly Keller Farmers Market from May through late November, sits close enough to Keller Town Center that residents in nearby communities can walk the greenbelt trail and still make it back for coffee.

Home prices across Keller’s resale market generally run in the $600,000s to $700,000s, with new construction spanning a wider range — from the $560,000s in communities like Marshall Ridge up past $1 million in boutique developments like Bella Casa. Where a given community lands on that spectrum usually comes down to lot size, home age, and how close it sits to Keller Town Center.
